Why Landlords Need a Gas Safety Certificate

Every landlord is required to ensure that their properties have an official Gas Safety Certificate. This certificate proves that a qualified engineer has checked all of the gas appliances and flues in a property, and that they are safe to use.

Gas Safe engineers all carry the same ID card, which is a photo. You should request to check it out before any work takes place on your property. The card confirms the engineer's registration on the Gas Safe Register.

Safety Certificates

A gas safety certificate, also known as a CP12 is a government-issued document that guarantees the safety of your gas appliances and flues. It must be issued by a registered gas safe engineer and is a crucial legal requirement for landlords and the owners of hotels and B&Bs. It is recommended that homeowners undergo a gas safety test performed annually by a certified tradesperson to avoid dangerous accidents.

The CP12 is used to ensure that a trained and competent engineer has evaluated all gas appliances and equipment on your property. They will review crucial data and determine if or not the installation is working properly and is in compliance with necessary safety protocols. They will also assess the safety of flues and fireplaces.

The engineer will then correct the issue and write it down on the CP12. The engineer will then issue an updated version to verify the safety of all gas equipment.

Gas Safety (Installation and Utilization) Regulations of 1998 state that landlords must perform annual inspections of their non-domestic gas appliances and flues. Failure to adhere could result in severe penalties or fines.

During the inspection the engineer will conduct a test on all appliances within the property and also their connections and flues. They will then assess the condition of the pipework as well as any other gas-related appliances, like the boiler. They will also record their findings on the CP12 that is required to be given to tenants within 28 days of the inspection.

Leisure accommodation vehicles and boats that are used for recreation purposes such as caravans and lodges, must be regularly checked by a gas safe registered engineer to ensure that they are in good functioning order. The engineer will inspect every gas appliance and equipment that are in the boat or vehicle and also the flues and connection points. They will then supply the owner with a "Landlord Gas Safety Record for Leisure Accommodation" or CP2.

Carbon Monoxide Leaks

Carbon Monoxide is a gas that leaks from gas appliances. It is a colourless and odourless gas that can poison people who inhale it. This is because it could affect the blood and brain. Carbon monoxide detectors, or audible alarms are the best method of detecting CO leaks. Gas Safe registered engineers can also inspect your gas appliances and flues on a regular basis.

A carbon monoxide leak has been discovered at an elementary school in Stevenage, Hertfordshire. At around 13:00 BST emergency services were called to Martins Wood primary school in Mildmay road. The scene was attended by firefighters, police and East of England Ambulance Service. South Central Ambulance Service treated an individual on the scene for suspected carbon monoxide poisoning.

If you suspect that you may have CO leak then it is crucial to get fresh air and turn off all gas appliances as soon as you notice. You should also contact your gas provider and request them to shut off the gas supply at the meters. You should also open the windows and doors to let air circulate.
