Why Landlords Need a Gas Safety Certificate

Every landlord is required to ensure that their properties have an authentic Gas Safety Certificate. This certificate shows that a qualified engineer has examined all gas appliances and flues in a property, and that they are safe to use.

Gas Safe engineers all carry the same ID card, which is a photo. You should ask to verify it prior to any work that takes place on your property. This card confirms the engineer's registration on the Gas Safe Register.

Safety Certificates

A gas safety certificate, also known as a CP12 is a legal document that confirms the safe operation of your gas appliances and flues. Gas safe registered engineers must issue the certificate. It is a legal requirement for landlords, hotel owners and B&B owners. It is recommended that homeowners have a gas safety check carried out annually by a certified tradesperson to help prevent dangerous accidents.

The CP12 is used to verify that a competent and trained engineer has evaluated all gas appliances and equipment on your home. They will examine critical data to determine if the system is functioning correctly and in compliance with required safety protocols. They will also inspect flues and chimneys to ensure they are safe.

The engineer will correct the issue and write it down on the CP12. The engineer will then issue an updated version to confirm the safety of all gas equipment.

killer deal (Installation and Utilization) Regulations from 1998 stipulate that landlords must conduct annual inspections on their non-domestic gas appliances and flues. Failure to follow the rules could result in heavy fines or penalties.

During the inspection, the engineer will inspect the appliances, their connections and flues. They will also assess the condition of the pipework as well as any other gas-related installations, such as the boiler. They will also write down the findings on the CP12 which is required to be provided to tenants within 28-days of the inspection.

Gas certified registered engineers must examine boats and leisure vehicles, such as caravans and lodges, on a regular basis to ensure that they are in a good working condition. The engineer will examine all the gas appliances and other equipment within the boat or vehicle including the flues and connection points. The engineer will then issue the owner a "Landlord Gas Safety Record For Leisure Accommodation" or CP2.

Carbon Monoxide Leaks

Carbon Monoxide is an gas that can leak from gas appliances. It is odorless, colourless and tasteless. It can cause poisoning in those who breathe it. This is due to the fact that it can cause brain and blood loss. Carbon monoxide detectors or alarms that emit sound are the best method of detecting CO leaks. It is also recommended to make sure that your gas appliances and flues checked regularly by a Gas Safe registered engineer.

A carbon monoxide leak was reported at the primary school in Stevenage, Hertfordshire. At around 13:00 BST emergency services were called to Martins Wood primary school in Mildmay road. The scene was attended by police, firefighters and East of England Ambulance Service. South Central Ambulance Service treated an individual on the scene for suspected carbon monoxide intoxication.

If you suspect that there is a CO leak in your home, it's essential to go outside and turn off all gas appliances as soon as you can. Contact your gas provider to ask them to turn off the gas at the meter. Also, you should open all doors and windows to allow the air to ventilate.
